If you want to be sure you have access to electricity, water, gas, and internet on the day you move in, we'll teach you how to set up utilities when buying a property.

What Utilities Do I Need?

The following utilities must be installed in your new home (some of which, like phone and cable, are optional):
Electricity
Gas
Water
Sewer
Internet
Trash
Phone
Cable
Utilities may vary by city or neighborhood. For instance, in many neighborhoods with homeowners associations, the monthly HOA dues cover services like garbage collection and sewage.
It is not necessary to utilize the service in areas where septic systems are used instead of municipal sewers. However, septic systems occasionally need professional maintenance.

Which Utility Company Provides Service to my Address?

In general, your real estate agent will be able to provide you with detailed information on the utility providers from which you may choose and contact to start service. You may also ask neighbors, friends, or relatives who reside nearby for service experience.

Please check with your town that this information is updated because things can change all the time. Let me know if this needs to be updated. My team always checks leading up to our closings for our clients as part of our value-added services.

For services like internet, TV, and home security, moving is the perfect time to re-examine your current provider and consider if you want to continue their service or try something new.

Set Up Your Accounts in Advance

Once you’ve found out who your utility providers are, contact them to let them know your move-in date and schedule service at your new home to start one day before your scheduled move-in. Many utility installations may be started online or over the phone. Although many energy companies may start providing service shortly after opening an account, it is always a good idea to contact them a few weeks in advance.

Cut Ties With Your Current Provider

Call all your current utility providers and tell them your intended moving day. Be sure to do this in advance in order to avoid any fees or penalties.

Update Your Address

Utilities aren't all you need to update when you move. You need to update your address as well. If you don’t update your address, your final bills will go to your old house. Avoid confusion and potential late charges by making sure they have your new address.
